
The project includes a total of 98 parking spaces, 85 of which are designated for residents and 13 for the commercial section. The design also includes 204 bicycle parking spaces. Recreational areas are planned on the northeastern side of the plot. Biologically active areas will occupy 33% of the project area. The greenery design encompasses biodiversity, the use of local plant species, and the preservation of valuable old-growth trees. The planned features include shrubs, perennials, grasslands, green roofs, and solutions that support the local ecosystem, such as insect houses and nesting boxes. Rainwater infiltration and the use of local building materials to reduce the carbon footprint have also been considered.

The investment is planned under the special housing act, and a social dialogue will begin in January 2026. The project will also include accompanying investments, including renovations at Primary School No. 120 in Warsaw, the reconstruction of parking spaces on Czapelska Street, the renovation of Czapelska Street from Stocka Street to Kruszewskiego Street, and the preparation of design documentation for the reconstruction of Krypska Street.
