Officyna II, currently under construction, will be built as an extension of the Officyna I building. The building will be located deep in the plot from the south of the existing building. Until 2011, this place was the seat of the Chemia company, and a building materials warehouse operated on the ground floor. A few years ago, the investor - Torus bought a plot of land with a building. At first, there were no plans to build the inner part of the plot. The existing facade of the old building was renovated and attempted to be adapted to offices. However, the construction of Chemia (building from 1955) did not meet the standards of a modern office building. It was decided to demolish the old buildings and replace it with a modern office complex consisting of 2 buildings: stage 1 (Officyna I) from Grunwaldzka Street and stage 2 (Officyna II) from the yard. The plot on which the investment is being built is surrounded by substandard buildings adjacent directly to the plot border. This required numerous efforts on the part of the investor to bring existing buildings to an appropriate technical condition, due to fire safety. The implementation of the investment required the use of special construction techniques aimed at strengthening the soil and securing the excavation. The height difference at the highest place of the excavation is about 6m. The office building will have 5 floors. Access to the building from Grunwaldzka Avenue, through the building of Officyna I and the connector from Wassowski Street - from the yard. Due to the difficult terrain, on the ground floor, in addition to service premises, a parking lot was designed. Access to service premises partly from internal communication of the building, partly from the outside. There will be offices on floors 1-4. The distinguishing element of the building is the terrace on the 4th floor. Storey 5 is the technical part of the building. The office has 73 parking spaces located in the underground garage and several dozen above-ground parking spaces. The facility is equipped with changing rooms for cyclists and bicycle stands. The building has 4500sqm of leasable area, including about 3700 sqm of office space.
The investment is certified in the LEED system, that means it guarantees the use of human-friendly solutions and technologies that reduce energy and water consumption, greenhouse gas emissions, and the amount of waste produced. Officyna II is a building with a characteristic, modern shape resulting from the terrain and irregular plot boundaries. Its modern architecture is another element of the development of this business street in Gdansk, where more and more commercial and office buildings are being built.
